OVERVIEW OF REDEVELOPMENT

Traders Crossing was approved through a Development Permit process. The existing property has been zoned for commercial resort usage. Recently, a Standard Phased Condominium application has been submitted to the District of Muskoka in order to sell each unit as a separate entity, allowing the property to retain its purpose as a commercial resort with accommodation available to the traveling public.

  • The subject property is designated Waterfront in the Township Official Plan

  • The lands are zoned Waterfront Resort Commercial Exception (“WRC-E127”) AND Waterfront Resort Commercial Open Space Exception (“WRC- OS-E131”)

  • The WRC-E127 Zone permits a commercial resort with several site specific provisions.

  • The waterfront area is zoned Waterfront Resort Commercial Open Space (“WRC- OS”) which does not permit any structures or development.

  • The intent for the lands is to maintain the commercial resort use.  There are no use changes being requested.

  • The lands were approved for a commercial resort development through a Development Permit issued in 2009.

  • The Development Permit has since been amended to ensure compliance with the site specific zoning and to reorientate the commercial units for better water views as well as to ensure better accessibility for the site.  The updated Development Permit was issued on October 2, 2023.

  • A Standard Phased Condominium application has been submitted to the District of Muskoka for the commercial resort. This does NOT convert the units to residential use.

  • The purpose of the Condominium application is to allow the sale of each commercial unit.
